About the Project
At their meeting on September 18, 2024, council authorized the municipality to enter into an agreement with Elite Performance and Injury Clinic (EPIC) for the usage of a new addition to the Komoka Wellness Centre.
The two-storey addition will be located at the rear of the Wellness Centre, filling in a narrow area of grass (26m x 6m). It will complement the existing structure and have no impact on the sidewalk or parking space behind the Wellness Centre. When complete:
- the first floor will feature a large changing room, trainer’s room and other amenities designed to accommodate an adult pro-hockey team, including temporary additional physiotherapy space.
- the second floor will feature an open space that will be used to provide physiotherapy services during the course of the lease.
Construction of the new addition will be paid for by EPIC, but the addition will be owned by the municipality. EPIC will lease the property from the municipality after construction is complete.
Middlesex Centre stands to benefit from this addition as:
- The municipality will see a steady revenue stream from EPIC for ice rental during lower-demand periods, such as during the summer. This will provide significant revenue to the municipality and ensure the existing ice surfaces at the Wellness Centre are well used during the offseason for hockey and other organized ice activities.
- In addition to ice, there may be revenues from meetings rooms and gymnasium rentals (providing benefit to the YMCA in addition to the municipality).
- There will be a physiotherapy clinic located within the Wellness Centre.
- The addition will position the Wellness Centre to better enhance the amenities for upper-echelon sports teams such as Junior B and/or U18 AAA teams.
Funding
The construction costs for the addition are being paid for by EPIC. Middlesex Centre is supporting the construction through exempting building permit fees and DCs, and with in-kind support by staff to sit on the construction management team.
Schedule
Work is expected to start in late November and finish by April 2025. Note this schedule may be affected by weather and other unforeseen circumstances.
Disruptions during Construction
There will be no disruption to those using the Komoka Wellness Centre’s amenities, such as the arenas, gymnasium or library.
Portions of the sidewalk and parking lot at the rear of the building will be blocked off during the construction phase for the safety of visitors and their vehicles.
